Zakat is one of the five pillars of Islam, a mandatory act of worship and financial purification. While Zakat on cash, gold, and silver is widely understood, many people are unsure about Zakat on property – such as land, plots, houses, rental property, and commercial buildings.
In this blog post, we will clarify all scenarios of property ownership and explain when Zakat is obligatory and how to calculate it.
✅ What Is Zakat?
Zakat is an annual charitable obligation for eligible Muslims who own wealth above a certain threshold (Nisab). The standard Zakat rate is 2.5% (1/40) on qualifying assets held for one lunar year.
🏡 Is Zakat Due on Property?
The purpose of the property determines whether Zakat is applicable. Here's a simple breakdown:
| Property Purpose | Zakat Due? | What is Zakat Applied On? |
|---|---|---|
| Personal residence | ❌ No | None |
| Land or house bought for resale (investment) | ✅ Yes | Market value of the property |
| Rental property (house, shop, building) | ✅ Yes (if income saved) | Saved rental income (not property value) |
| Commercial land for trading | ✅ Yes | Current market value |
| Agricultural land (with crops) | ✅ Possibly (on harvest) | 5%–10% on crops (not land) |
| Land gifted, inherited but not for sale | ❌ No | None |
📐 Zakat on Land, Plot or Property for Resale
If you purchased land, a house, or a commercial building with the intention to resell, then it is considered a trade asset, and Zakat is applicable.
📌 You must:
- Own it for one lunar year
- Pay 2.5% Zakat on its market value
🧮 Example:
You bought a plot worth Rs. 5,000,000 for resale. After one year, its market value is Rs. 5,500,000.
✅ Zakat = 2.5% of 5,500,000 = Rs. 137,500
🏠 Zakat on Rental Property
Zakat is not due on the value of the rented house or shop. Instead:
✅ Zakat is only due on the rental income, if:
- The income is saved and remains unused for one year
- It exceeds the Nisab amount
🧮 Example:
You earn Rs. 30,000/month from a rental shop. You save Rs. 360,000 in a year.
✅ Zakat = 2.5% of 360,000 = Rs. 9,000
🚫 No Zakat on Personal Property
If you live in a house or own a car, land, or other assets for personal use, no Zakat is due.
This is supported by the Hadith:
“There is no Zakat on a man’s slave or horse.”
(Sahih al-Bukhari, Hadith 1464)
💰 Zakat Nisab for Property Zakat
You only owe Zakat if your total wealth (including cash, gold, and trade property) equals or exceeds the Nisab:
- Nisab (Gold): 87.48 grams of gold
- Nisab (Silver): 612.36 grams of silver
🟨 In today's terms, if your property value or rental savings exceed either Nisab value, you are liable to pay Zakat.

10 most frequently asked questions (FAQs) about Zakat on property, land, house, rental, and commercial real estate, along with clear and concise answers based on Islamic principles and real-world application:
✅ 1. Is Zakat due on my personal house?
No. If you live in the house and it is not for resale or rental income, there is no Zakat due on it. Zakat is not applicable on personal use assets like residence, car, clothes, etc.
✅ 2. Do I pay Zakat on land or plot I bought for investment?
Yes. If your intention was to resell the plot or land for profit, you must pay 2.5% Zakat on its current market value annually.
✅ 3. Is Zakat due on a house that I rent out?
Partially. Zakat is not due on the house value, but is due on the saved rental income if it has remained with you for a full lunar year and reaches the Nisab threshold.
✅ 4. How do I calculate Zakat on rental income?
Track how much rental income you’ve saved over the Islamic year.
If it’s more than Nisab, pay 2.5% of the saved amount.
📌 Note: Spent rental money is not zakatable.
✅ 5. Is Zakat applicable on inherited property?
Only if:
- You intend to sell it (then Zakat is due on market value),
- Or you are earning rental income (then Zakat is due on saved rental income).
Otherwise, no Zakat is due.
✅ 6. What is the Nisab for Zakat on property?
The Nisab is the minimum wealth threshold, equal to either:
- 87.48 grams of gold
- 612.36 grams of silver
If your total assets (including trade property, cash, gold, rental savings) exceed this, Zakat becomes obligatory.
✅ 7. Do I pay Zakat on commercial property (like a shop)?
Only if:
- It was bought for resale → pay Zakat on market value
- You rent it out → pay Zakat on saved rental income only
If the shop is used to conduct business but not for resale, Zakat is not on the property, but on cash/inventory.
✅ 8. Is Zakat on property calculated on purchase price or current value?
Zakat is due on the current market value of the property, not the price you originally paid.
✅ 9. Is there Zakat on land that I plan to build my house on?
No. If the land is meant for personal residence, there is no Zakat due.
✅ 10. Do I pay Zakat if my land hasn’t sold yet but I bought it to sell?
Yes. If the intention was resale, the land is considered a trade asset, and you must still pay Zakat on its current value, even if it hasn’t sold yet.
